De Hofmeester



De Hofmeester is a new-build development on the Prinses Irene Brigadeplein in Valkenswaard: 46 owner-occupied apartments across 14 home types, from 43 to 135 m², part of the wider Valkenstaete plan. Sales open in 2026, the first keys are handed over in 2028. We built the site that has to sell them in between.
The challenge
A new-build is sold from artist's impressions. Buyers commit to a floor plan, a neighbourhood and a feeling two years before there is anything to walk through. The site had to make Valkenswaard feel worth moving to, present 14 home types without turning into a spreadsheet, and hand every interested visitor cleanly into the estate agent's registration process, which is where the sale actually happens.

Our approach
We designed and built the marketing site in Webflow and left the sales machinery where it belongs. Registration, the housing offer and each buyer's own account run on NieuwbouwOffice, the Xitres platform the Dutch new-build sector runs on, so Van Santvoort keep allocation, contracts and GDPR-compliant lead data in one system. The Webflow site does the persuading and hands over at a single, obvious moment.
Above that line: drone and interior photography over a restrained green and cream palette, an interactive location section pairing the surroundings with a route map, a phased timeline from sales launch to handover, and background on the architect. Everything a buyer wants before they are ready to give you their details.

The results
A launch platform that opened pre-registration before the official sale started, and that keeps working across the two-year gap between interest and keys. Brand and marketing sit in Webflow where the team can change them. Leads, allocation and contracts sit in NieuwbouwOffice where the agent needs them.
